How This Calculator Works

This calculator is a simplified educational planning tool. It uses the stress-test logic of the greater of the mortgage contract rate plus 2 percentage points or 5.25%, and it uses CMHC's published 39% Gross Debt Service (GDS) and 44% Total Debt Service (TDS) thresholds as editable starting assumptions. GDS/TDS inclusion rules can vary by lender, insurer, mortgage type, property type, credit profile, income documentation, debt treatment, and underwriting exception.
