What it estimates
Net rental income or loss for one property, using annual income, expenses, ownership and adjustments entered.
How amounts are combined
The calculation begins with whole-property income and expenses. Personal-use percentages adjust individual expense categories when enabled. If the property is co-owned, the ownership share is then applied to the property-level net amount before CCA-related amounts.
Other rental income is income from the rental activity that is not already included in gross rents. CRA examples include certain non-cash rent or services and some lease-related amounts.
Optional amounts
CCA-related amounts are included only when selected. The calculator uses the amounts supplied rather than preparing a CCA schedule.
Understanding the result
The result is an estimate of rental income or loss, not the income tax arising from it. The calculation details explain how the entered amounts lead to the result.
The calculation follows the main rental-income and expense sequence used in CRA Form T776, Statement of Real Estate Rentals. It is not a reproduction of the form.
Québec reporting uses Form TP-128-V or an equivalent rental-income statement. This calculator does not separately calculate a Québec provincial result.
